Oxford Village: From Barren Land to Thriving Community in Just One Year
In just one year, Oxford Village has transformed from an empty landscape into a vibrant community in the making. Located on County Road 43, directly across from Somerville Road in Kemptville, this major development is set to feature between 1,500 and 2,000 housing units built on an expansive 110 acres.
Following a visit to the site in May 2023, this publication was invited back for a follow-up tour on Thursday to see the progress firsthand.
Key Details About Oxford Village
Oxford Village is an ambitious project led by LA Group, with Mattamy Homes serving as the primary builder for Phase 1. The vision for this development comes from Gilles Brisebois, the CEO of LA Group, who expressed his excitement about the project during our tour. Currently, around 60 homes are under construction in Phase 1 A, located on Robert Perry and Douglas Hardie Streets, with Phase 1 B set to begin construction in October. Brisebois shared that Mattamy has acquired a total of 300 lots, and as of the latest update, 48 homes have already been sold.
Brisebois described the experience of seeing his vision come to life as “humbling.” He stated, “It’s an honour really,” reflecting the dedication and hard work that has gone into this project over the years.
Sustainable Development Features
One of the standout features of Oxford Village is its commitment to sustainability. The development includes a 40-acre parcel of protected wetland, complemented by a 10-acre buffer. A state-of-the-art well and water treatment plant have also been constructed, designed to service up to 5,000 homes. According to Brisebois, the first new homeowners are expected to move in this fall, marking a significant milestone for the community.
The construction site is bustling with activity, employing a diverse range of trades. Brisebois noted that the project has created more local jobs than anticipated, with between 100 and 150 workers on site each day. This job creation is a boon for the Kemptville area, reinforcing the development’s positive impact on the local economy.
Affordable Housing Options
As construction progresses, the infrastructure for Phase 1 B is also being laid out. Brisebois indicated that this phase will focus on providing “more affordable” housing options, which is crucial given the current housing market challenges. Some homes in Phase 1 A already have windows and drywall installed, with finishing touches underway, bringing the community closer to completion.
Future Plans for Oxford Village
Looking ahead, Brisebois mentioned that Phase 2 of the development is projected to be three years out. A zoning bylaw amendment is scheduled to return to the North Grenville council on July 10, following a deferral in March. This next phase aims to expand the community further, enhancing the living experience for all residents.
Conclusion
Oxford Village is not just a housing development; it is a commitment to building a sustainable, community-focused environment. With its unique blend of homes, green spaces, and modern infrastructure, Oxford Village is poised to become a thriving neighborhood in Kemptville. As the project progresses, it will undoubtedly create new opportunities for families and individuals looking to settle in a vibrant community that values both nature and modern living.
